About the Toads Hole Valley project
Toads Hole Valley is a privately owned 42-hectare site in north Hove.
The original planning application made in November 2018 proposed a development which would be south of the A27 near King George VI Avenue. It would deliver up to 880 new homes, including 40% affordable housing.
The homes would be greener and more sustainable as they would be built to future new homes Building Regulation standards.
As well as new homes, the proposal included plans for:
- a school
- community and sports facilities
- offices and light industry
- retail space
- a community centre and doctors’ surgery
- an enhanced local wildlife site
- improvements to local roads, cycle and walkways
Following an appeal and the appointment of a government Planning Inspector to hold a public inquiry. Planning permission was subsequently granted in June 2022 (BH2022/00203), and the appeal was withdrawn.
In August 2022 a further application (BH2022/02534)was made to replace the school with an extra 182 homes. This was approved in March 2023.
In November 2023 a new planning application was submitted to vary conditions attached to the original planning permission to reference the additional housing permission.
