The Direct Letting Service
The Direct Letting Service is a scheme open to all landlords with properties in the Brighton & Hove area from Shoreham By-Sea to Newhaven
As part of our housing options work, we are looking for landlords with properties to let. We have prospective tenants eager to access private sector housing, who are in a good position to take up a long term tenancy.
All the prospective tenants have been assessed by our Housing Options Officers and can access various schemes to help them financially to set up a tenancy. Our Direct Letting Service will match you with these tenants.
Benefits of the service
The Direct Letting Service is free to landlords. We charge no commission and no fees.
Once your property has been accepted on to the scheme, we can arrange viewings almost immediately.
Tenants can access our 'Deposit Guarantee Scheme' (DGS) in place of a normal cash deposit, meaning that you avoid the administration fee and other costs of the mandatory National Deposit Scheme. We provide a certificate confirming that the cost of any damage or neglect beyond reasonable wear and tear to the property, will be covered up to the value of six weeks' rent. We will also provide a full photographic inventory. The DGS scheme is free of charge.
However, if you prefer a traditional cash deposit, these are still available. Rent in advance can also be negotiated.
What we need from you?
We're looking for properties of all sizes. Most of our demand is for one or two bedroom self-contained flats, but we also require larger properties and rooms for rent.
All properties need to be clean, safe and secure, and in a reasonable state of decoration.
The properties also need to meet health and safety standards and have current gas and electrical certificates.
Who will the tenants be?
All prospective tenants are people who have come to the council asking for help with their accommodation. By signing up to our Direct Letting Service, you will be helping people in housing need.
How the Direct Letting Service works
After the initial consultation, one of our negotiators will carry out a property inspection, check safety certificates and advise you on the potential rent levels you can set. If your property is acceptable, we will set you up with the direct letting service.
- Finding a tenant
A council officer will call you to arrange a viewing with their client. If the viewing is successful, and both you and the prospective tenant are happy you can arrange the tenancy.
- Further help
If for what ever reason you or the tenant decides not to let, we will arrange for a further viewing without delay. When signing up the tenant we will advise them on financial assistance available and how to access it.
